Love the house! Love Houston Virtual Tours. However, we have noticed a change in your videos. Whoever is behind the camera doesn't steady it when they walk. The camera bobs up & down. Tgey spin too much and don't give the viewer enough time to get a good look at the various key points of the home but lingers on the average amenities. And in this house they MISSED a very important focal point of the house...THE CORNER FIREPLACE in the den. Totally missed it. Wouldn't know it was there except out of a glimpse coming from the kitchen.

I would have the client remove all the valances which are hugely dated and rugs for starters. Other rooms need staging to freshen them up. Prospectors buyers are going to have a hard time seeing past old decor.

Beautiful Perry Home in Audubon, Magnolia, TX

Besides the location, only other good thing about the house is it’s older (if owners kept up with maintenance) because now homes are build so fast they don’t take the time and over look many things and building codes changed now making it cheaper for builders. Quantity over quality but 306,000 way too much. I can see someone with money buying it with cash up front dropping that 306,000 then making it a project and flip it but not stay in it. There is no renovations whatsoever and colors are crazy too. Good luck 👍🏽
